We can use our discretion to find a suitable solution to make a tenancy possible. When choosing to become our tenant we typically require
One months rent as deposit
One Months Rent in advance
One off fee of £150
Depending on individual circumstances, this may rarely vary and we may require a guarantor or a bigger deposit.
Applying for A tenancy
Transparency is key, so when you want to reserve a property we require a £250 Non refundable fee. We remove the property from the market and cancel any other viewings as soon as this is paid.
This fee covers the application fee and then the remaining £100 is deducted from the total you need to pay to move in.
If you are looking to move in quickly, due to our rapid application & referencing process meaning we can give you the keys within 48 hours of a viewing & application. By sending you your tenancy agreement online, with all the other relevant documents, means you can sign instantly, and have a digital record for easy reference. The balance for move in is required at this point to receive keys.

Once reserved we use a simple, secure referencing process to collect your personal information, within 24 hours of completed referencing you then can pay the entire deposit for the flat.
Unlike many letting agents, we refuse to charge extortionate amounts of fees to our tenants. Instead we charge a one off fee of £150 to cover the referencing & application process.

We don’t charge any other fees at any other point!
We issue all our tenancy agreements on NLA approved contracts which we send to you to sign online, if needed we can issue in paper. This will be a 6 month contract, providing during this term, we have no issues with complaints or rent arrears & you are keeping the property in good condition, will roll over month by month, meaning when you want to leave, we require one months notice from your next rent due date.
