Requirements

We operate differently to an agent. We work with you to ensure the property is right for you, making sure you understand your budget each month. We do not have to ‘tick boxes’ to satisfy certain criteria like many high street letting agents.

We can use our discretion to find a suitable solution to make a tenancy possible. When choosing to become our tenant we typically require

One months rent as deposit
One months rent in advance
One off fee of £249

Depending on  individual circumstances we may require a guarantor or a greater deposit.

Applying for A tenancy

Transparency is key, so when you want to reserve a property we require the £249 non refundable application fee. Once paid we remove the property from the market and cancel any other viewings. You then complete the ‘Apply For Tenancy’ form found on our homepage to compete the application process.

Ongoing Tenancy

We issue all our tenancy agreements on a contract approved by the ‘National Landlords Association’, which we send to you to sign online. This will be a minimum of a 6 month contract. Providing there are no issues during this initial term, your tenancy will continue on a month by month roll-over basis, giving you the freedom to only need to give 1 months notice to leave from your next rent due date.

Move In

If you are looking to move in quickly,  our rapid application & referencing process means we can give you the keys within 2 – 3 days of your application being received. We send your tenancy agreement to you online, with all the other relevant documents, meaning you can sign instantly with a digital record for easy reference. Once you have paid your rent in advance and deposit, you will receive your keys to your new home.

Viewings

With flexible viewing options it is easy to book a viewing  at a time to suit you, with 6 days a week appointments available between 8am – 8pm, find the property you’d like to view, click the ‘Book A Viewing’ button & we look forward to meeting you!

Referencing

We generally require references from your current landlord, previous landlord and employer. We also require bank statements, wage slips, photographic identification, immigration / residency status.

Please provide as much information as possible when completing the ‘Apply For Tenancy’ form,  to ensure a speedy referencing process. This typically takes between 24 – 48 hours.

Fees

Unlike many letting agents, we refuse to charge extortionate amounts of fees to our tenants.

Instead we charge a one off fee of £249 to cover the referencing & application process.

This fee covers:
